Digital access management system for smoother and safer apartment living

In November 2023, a fascinating construction project was completed in Tampere, Finland: the Tammela Stadium development, which includes a football stadium, five residential buildings, a shopping center, and a parking garage. As part of the project, YIT was responsible for constructing the shopping center, parking facilities, and auxiliary spaces located beneath the stadium, as well as three of the residential buildings.

Despite being physically connected, the apartment buildings — Ylärima, Vapari, and Kulmuri — are separate housing associations. What makes the development unique is the long shared corridor that runs through all three buildings. This corridor houses communal facilities, including waste disposal rooms, bicycle and storage spaces, laundry rooms, a sauna area, and even a bike elevator. Thanks to the integration of the ABLOY PULSE electronic locking system and the One4all resident app’s booking calendar, access and the use of shared spaces are simple and seamless.

“Our goal was to enable the smooth use of shared facilities across the three housing associations without needing multiple separate keys or cost-sharing agreements. While each building manages its own locking system, the same PULSE key can be linked to all three systems. This simplifies life for both residents and property managers by allowing access to different doors with a single key,” explains YIT Project Manager Kimmo Louhivaara.

Advantages of the PULSE digital locking system

The digital PULSE system is an ideal choice for housing associations. It is a cybersecure, easy-to-manage solution that brings new levels of convenience and security, especially in environments where residents and their needs frequently change. If a key is lost, it can be deactivated remotely without requiring mechanical intervention, anytime and from anywhere.

Similarly, access rights and personal data can be updated easily when a resident moves out or new ones move in. Since the system is powered by the physical movement of the key, it is also a cost-effective and environmentally friendly choice.

Seamless integration with resident systems

Another benefit of the digital locking system is its ability to integrate with other systems, ensuring smooth information flow. In the case of Ylärima, Vapari, and Kulmuri, the booking calendars in the One4all resident app were integrated with the PULSE system. As a result, sauna reservations automatically update the resident’s PULSE key with the corresponding access rights.

“The shared sauna facility for all three housing associations is located in Vapari. Instead of relying on a traditional booking notebook, we wanted to create a secure, user-friendly system that works seamlessly with the locking system. Thanks to the integration, the resident’s PULSE key is granted access to the sauna during the reserved time, allowing entry with their own home key,” Louhivaara explains.

He emphasizes that residents today value the simplicity of modern technology alongside the familiarity of physical keys.

“People expect convenience and smooth solutions in daily life. While code or fob-based access is preferred for main entrances, having a key for the apartment door still provides a sense of security. The PULSE system combines the best aspects of both worlds.”

A model for future developments

Following the successful integration pilot, the solution is now scalable for other apartment complexes.

“System integrations are essential today and greatly enhance everyday life, as this project has clearly demonstrated. Thanks to the success of this initiative, we can easily apply this solution to our future projects,” Louhivaara concludes.
